The Design and Budget Consultation, helps gain clarity and forms a plan of attack for a renovation unique to YOUR needs and taste.

 

OWNER OCCUPIED RENOVATIONS

 

More often than not, our owner occupied clients come to us loving their home and location but struggling with space confinements and wanting a refresh after years of looking at the same four walls. The answer is usually a complete full house renovation and/or and extension. Another common reason is the desire to downsize without sacrificing quality. You’ll be amazed at what an old “entry level” home can look like once we’ve worked our renovation magic.

To make the most of an investment property, it has to be just that – an investment. It has to be purchased, renovated, rented and sold at a calculated price. Not sitting vacant or proving hard to sell – we understand that time is money and money is time. We can turn your investment property into a product that will be competitive in the market in 2-8 weeks, depending on the amount of work required.

THE PROCESS

STEP 1.
It all begins with an idea. An Initial Design and budget Consultation Meeting will be booked at the property in question.

STEP 2.
You have a plan, it’s time to cost the project. The team will attend an onsite meeting with you at your property We’ll then send a fixed quote.

STEP 3.
Upon acceptance of your quote, a 6% deposit will be required and your renovation will be officially booked!

STEP 4.
All council, architectural drawings,required documentation, Energy Efficiency and council requirements addressed and completed .

STEP 5.
Your customised schedule of works is created and  then distributed to trades and yourselves.

STEP 6. Demolition
The first 1–2 weeks is usually when we make a mess! It is also when structural work is done.

STEP 7. Rebuild
Weeks 3–5 are usually described as “rebuild”. This is where the new form begins to take shape. 

STEP 8. Final touches
The last week or two (weeks 6-7) are all about the finishing touches. The shower screens, mirrors, final paint touch ups and appliances get installed. 

STEP 9. Handover
You get your keys back! We go through each room, checking everything! Any corrections are then noted and scheduled for the following week.

STEP 10. Corrections
Any required corrections are made according to notes from handover.
